The Speckless Standard: Service Guidelines & Pricing Standards

The 30-Day Standard: Our Recurring Maintenance rates (Weekly/Bi-Weekly) are exclusively available for residences professionally serviced by Speckless within the last 30 days.
The Onboarding Requirement: If a residence has not been professionally serviced within 30 days, we begin with an Onboarding Bundle (Deep Reset). This establishes a "Speckless Baseline," ensuring our team can perform recurring maintenance at peak efficiency.

Standard rates cover residences up to 3,500 sq. ft. To ensure appropriate staffing and time allocation for larger or more complex environments, the following adjustments apply:
Large Estates (4,000 – 5,499 sq. ft.): Subject to a $100 – $200 Scale Surcharge per visit.
Grand Estates (5,500+ sq. ft.): These properties require a bespoke stewardship plan. Pricing starts at $650+ per visit and is finalized via an on-site Home Consultation.
Multi-Pet Households: Homes with 3 or more shedding pets include a flat $50 Complexity Adjustment to cover specialized dander-removal and high-frequency vacuuming protocols.

Standard Turnover Window: Standard STR rates apply to turnovers occurring between 10:00 AM and 4:00 PM.
Priority Off-Hour Turnovers: Requests for turnovers on major holidays or outside the 10:00 AM – 4:00 PM window are subject to a $75 Priority Surcharge.
Laundry Policy: Base rates include 3 loads of laundry. Additional loads are billed at $60 per load to cover extended on-site labor or off-site processing.

Business Hours: Our standard operating hours are 8:00 AM – 5:00 PM, Monday through Friday.
Access Policy & Lockouts: Clients must provide reliable access via key, door code, or concierge. If our team is unable to enter the residence within 20 minutes of arrival, it is considered a "Lockout." To cover the committed labor costs and mobilization for our stewards, a Full Service Fee (100% of the scheduled investment) will be charged.
Cancellation Policy: We require 48 hours’ notice for all scheduling changes. Cancellations within 24 hours are subject to a 50% service charge.
Operational Agreement By scheduling service with Speckless, you acknowledge and accept the guidelines outlined above. We are committed to providing elite stewardship; in return, we require adherence to our access and cancellation policies to protect our stewards' time and schedules.
Reminder: Lockouts (inability to access the property within 20 minutes of arrival) result in a Full Service Fee (100% of the scheduled investment).
